Installed a new buzzer system, windows and rent has remained pretty much the same in 4 years. Did have one problem with my buzzer ringing ALL the time for a week, but it did get sorted. Either that or I've managed to mute it out.
We have a leaking roof, broken boiler, kicked in front door and damp appearing on the walls. We've told Blackadders about these things numerous times and nothing has been done yet. Avrils bike was stolen too because anyone could get into our building.

It's so complacent of them that we may consider writing an entirely legal letter to them demanding they fix things by deadlines or we withhold rent until it's resolved.

I don't think it's entirely down to Blackadders though as they are just a front for independent landlords so I guess it's just luck of the draw who you get.

I'm with Shepherd's just now, I moved in back in october. From october to december we didn't have any hot water, apart from the shower cos that's electric, needless to say it got rather frustrating. I went and told them and the guy didn't turn up to fix it.

In december our cooker completely died meaning we were left with just the microwave. I reported it, and the hot water again, and our crazy toilet that randomly started flooding one day. To give them their dues, they did get someone out for the toilet within a day or two, no-one ever phoned about the water so I asked the toilet man to fix the water, which he did in about 3 minutes. My flatmate hassled them about the cooker and she was told there was was no record of the complaint. Funny, considering I reported two other things at the same time and they managed to get someone to fix them.

Anyways, to cut it short, our cooker got fixed over a month after it broke so I decided to ask them for a reduction in rent. They said that the actual landlord wanted to discuss it with her husband which is fair enough but everytime I go in to see about it, they give me some shitey excuse and 'we'll get in contact with you'. I'm sure they will. I wonder if I demand that they phone her while I'm standing there would finally get us a response?

S they finally got back to me today about our cooker (see two posts up!) and we're not getting any deduction in our rent. The landlady apparently phoned the electrician the day she was told about it, which if is true, is fair enough that she doesn't give us anything.

However, if that is true, then that shifts the blame onto J&E Shepherds, doesn't it? When it wasn't fixed, we frequently complained about it over the course of the month. Eventually I just got the number from them and organised getting it fixed myself. So it's their responsibility then, isn't it?

I wish I had a copy of my contract to see what the exact wording referring to repairs is!

I just learned that our flat is situated beside a bail hostel. Our security lock has been gone for weeks now. I feel unsafe...

It is their responsibility as when we had our flood we didnt have to pay for that months rent as it was almost a month that we were living with water running through our kitchen. However I believe they allowed us not to pay this then chased up the owner of the flat.

It took their handymen three trips out before they actually treated it, instead of just painting over it.
We also reported a worrying crack on the front door that seems to have weakened it, back in August. No word on that yet.

To be fair, they have put in new windows, and have redone the garden (hooray, the rent will be increased for the sake of a nicer garden I don't care about)...

I have to say, it looks like they're more concerned with fixing up the superficial than dealing with pretty serious health and safety.

j and e shepherd are renouned for this , the maintanance team is a joke, and jim stewart does,nt seem to reply to correspondance, i also live in a flat, although a person owns it, it,s through j and e shepherd , i have had to chase up for several months for them to come out and carry out general repairs, and also a faulty bathroom pipe, which is now coming up for around 4 months that nothing has been done about it,

Unfortunately if it's a standard short assured tenancy agreement as per the Housing Act, there's very little any tenant can do about leaky taps etc. Brilliant thing about tenancy agreements is how open the wording is to interpretation.

I am now living in one of the flats referred to here (I assume) and still, no real problems to report. The kitchen is in need of refurbishment as this flat has been constantly rented for about 5 years with no upgrades. No doubt once I write to them asking for the kitchen (+some other bits) done up, there'll be some hassle but as of yet, they've been fine.

Edit: Sorry, I forgot to add: SHEPRDS FOR LYF!!!!
