Hmm, my experience:
I dont believe I was at any point directly under Shepherd, but our landlord was moving our flat over to them, Im sure it must have been a combined effort of incompitence, but our place was also quite a state. Lets see: Kitchen was a tiny box room which we were told would be "improved" a couple of months after we got in, a year later, it still had not been touched. We were promised a tumble drier as part of the flat amenities, the day we moved in, it got moved out to another flat because we apparently had a washing line in the kitchen/living room area (outside the box room bit where the units were) Our flat was flooded numerous times from above. Our flat did NOT meet safety regulations. The landlord had a flat downstairs that he done up to regulations, and managed to get inspectors to just inspect that one, and saved money on ours... One thing he done to that flat was put in an electrical fire alarm system, but the builders started by putting it in our flat, got as far as fitting sensors and before they got the control unit in they realised their mistake and left it, wires have been hanging from the roof ever since. Another example: The shower packed in, so after a couple of months of complaining he finally got someone round to replace it, who ripped the unit off the wall, then fitted a new one, half the size. He did not retile around it, he did not fill in any holes. This means: There were wires exposed to running water because they were sticking out the side of the shower unit. Nice to know someones thinking of safety first eh? I cannot remember the rest, but the place was not very nice to live in... In a last act of rebellion me and one of my flatmates played badminton with tangerines in the hallway of the flat and then moved out leaving the walls layered in acidic orange juice. Vengance. What REALLY dissapoints me about this guy is that in the flat I had before this, it was also rented out by him, and when I moved in I got a new bed, new flooring through the house, brand new kitchen fitted, new fire alarms, it was a lot smaller place, but more cosy and you might actually live if there was a fire... The new place was ignored. I think we counted 5 or 6 points where regulations were not met, we took lots of photographs and stuff as evidence, and were gonna take him to court, but couldnt be arsed. think its safe to say i will be staying as far away from them as possible, especially as we have a baby on the way, would rather not have my kid fall out a loose window etc

When I was moving out of halls me and my friend went to shepherds and asked about a flat in the bond we wanted to view. They gave us a form (the request for viewing form...which itself is weird it was the only place to make us fill one out) and said the viewing date was in a week, a week later we went in as we'd not been contacted about our viewing.
We were told the flat was flood damaged and we would be contacted within a week, we went in week later again, asked about a viewing. We told them we were very very keen and it was the best place we'd found so far and if we could just view it we would make the decision at the viewing if they wished. As it was the place we wanted to be in but just wanted to see it. (I have an issue with windows, I get a bit claustrophobic, wanted to make sure they weren't the ones that only open like 5 inches) They told it was more damage then they thought and would be another week as it would now need redocorated. We went in a week later, the flat had already gone even though we had been to request to view it we hadnt even been contacted. (its not really a 'they shafted us' story, but yeh they're slow to get back to you and we'd been pretty much ready to sign the contract, after getting jerked around for weeks we were lucky to find another place.) |

my mate's girlfriend has a flat with shepherds, there's a brick missing from the external wall! she's been there for 6 months and they'v still never done anything 4 months after reporting it!

My last flat was with Sheperds. The fact that the flooring was put on shoddily, and gaps started appearing in the laminate flooring. One of the cupboards in the kitchen was put on upside down, and fell off. It took about two or three months to get someone to fix that.
The tiles started coming off the wall in the bathroom. A few months after we reported it, they got someone around to look and say "yes, those tiles sure are coming off the wall guys", and then leave. Awesome. When I left the flat about a year later, it was still in that state. I wouldn't be surprised if it still is. You sure do take your choice of landlord seriously. I still walk past that flat and can see it is only now they are re-fitting the kitchen 6 months after we moved out. The only other point im going to make is that any repairs is down to the Landlord, the actual person who owns the property not Shepherds and I think this is why it takes so long to get anything done. It's still no excuse though. |
