I'm with Shepherd's just now, I moved in back in october. From october to december we didn't have any hot water, apart from the shower cos that's electric, needless to say it got rather frustrating. I went and told them and the guy didn't turn up to fix it.
In december our cooker completely died meaning we were left with just the microwave. I reported it, and the hot water again, and our crazy toilet that randomly started flooding one day. To give them their dues, they did get someone out for the toilet within a day or two, no-one ever phoned about the water so I asked the toilet man to fix the water, which he did in about 3 minutes. My flatmate hassled them about the cooker and she was told there was was no record of the complaint. Funny, considering I reported two other things at the same time and they managed to get someone to fix them. Anyways, to cut it short, our cooker got fixed over a month after it broke so I decided to ask them for a reduction in rent. They said that the actual landlord wanted to discuss it with her husband which is fair enough but everytime I go in to see about it, they give me some shitey excuse and 'we'll get in contact with you'. I'm sure they will. I wonder if I demand that they phone her while I'm standing there would finally get us a response? |

S they finally got back to me today about our cooker (see two posts up!) and we're not getting any deduction in our rent. The landlady apparently phoned the electrician the day she was told about it, which if is true, is fair enough that she doesn't give us anything.
However, if that is true, then that shifts the blame onto J&E Shepherds, doesn't it? When it wasn't fixed, we frequently complained about it over the course of the month. Eventually I just got the number from them and organised getting it fixed myself. So it's their responsibility then, isn't it? I wish I had a copy of my contract to see what the exact wording referring to repairs is! |

We also reported a worrying crack on the front door that seems to have weakened it, back in August. No word on that yet. To be fair, they have put in new windows, and have redone the garden (hooray, the rent will be increased for the sake of a nicer garden I don't care about)... I have to say, it looks like they're more concerned with fixing up the superficial than dealing with pretty serious health and safety. |

j and e shepherd are renouned for this , the maintanance team is a joke, and jim stewart does,nt seem to reply to correspondance, i also live in a flat, although a person owns it, it,s through j and e shepherd , i have had to chase up for several months for them to come out and carry out general repairs, and also a faulty bathroom pipe, which is now coming up for around 4 months that nothing has been done about it,

Unfortunately if it's a standard short assured tenancy agreement as per the Housing Act, there's very little any tenant can do about leaky taps etc. Brilliant thing about tenancy agreements is how open the wording is to interpretation.
